The solution required me to pay off one of my credit cards and fax proof of it to the lender -- not an impossible situation, but certainly a hassle when I was told it had to be done right away and I was at work.
CalHFA MAC provides homeowners with “satisfied” copies of their Promissory Note and Deed of Trust within 30 days of their Promissory Note’s scheduled maturity date. CalHFA MAC also submits paperwork to the county where the Deed of Trust was recorded with instructions to release the Deed of Trust. When comparing rates, be sure to get the estimates on the same day as rates can change daily. When reviewing level of service, ask how quickly they can process your loan. Is the lender available to personally help you choose the right product and rate, or are you waiting on hold for “the next available representative”?  Do they make you jump through hoops just to get a rate quote?

Fannie Mae and Freddie Mac, which are now owned by the federal government, are providing mortgage help to hundreds of thousands of homeowners from a few different programs. Since they are responsible for and service the vast majority of mortgages that are issued by hundreds of banks, many people will qualify for help from them and may not even realize it. Less is charged for interest because your balance is lower and lower. But keep in mind that (at least for now) the interest you pay is deductible for tax purposes. That means if you pay $15,000 in interest this year, you will effectively reduce your taxable income by $15,000. If you’re in the 30% tax bracket, that saves you $5,000 in taxes. Conforming loan. Fannie Mae and Freddie Mac are government-controlled corporations that purchase and sell mortgage-backed securities. Conforming loans meet their underwriting guidelines and fall within their maximum size limits. For a single-family home, the loan limit is currently $424,100 for homes in the contiguous states, the District of Columbia and Puerto Rico, or $636,150 for homes in Alaska, Guam, Hawaii and the U.S. Virgin Islands. However, in certain high-cost counties, loans limits can go as high as $954,225.

It’s equally important to find a lender who has access to — and knowledge in — down payment assistance programs. There are many options available to first-time home buyers and seasoned buyers. Options vary by county and state, but the right lender is going to know exactly what’s available to you. This is a great way to save even more money each month.
