Depending on your financial position, there are many different types of mortgage assistance program available to you. There are two classes of program: government-sponsored and lender-sponsored. Government-sponsored home mortgage assistance tends to be broader in scope and easier to acquire, but less tailored to your individual needs. Remember that the point of government assistance is to free up cash for you to spend elsewhere. Lender-sponsored assistance, meanwhile, is designed to float you through rough patches so you can eventually pay them back. These loans, grants, modifications and agreements are tailored to make sure that the lending company doesn't lose money on you.
Prepare to spend some time sitting back and waiting. Each application is thoroughly reviewed by the grant-making agency, sometimes causing a long lag time between when you submit your application and when you are notified about the decision. In the meantime, don't stop making your mortgage payments, or at least pay as much of them as you are able to, or it may look like you aren't taking your mortgage obligation seriously.
Taxes. You can usually choose to pay property taxes as part of your mortgage payment or separately on your own. If you pay property taxes as part of your mortgage payment, the money is placed into an escrow account and remains there until the tax bill for the property comes due. The lender will pay the property tax at that time out of the escrow fund.
It’s short for private mortgage insurance. It’s usually required if you put less than 20 percent down on your house, and it protects the lender in case you default. The cost varies, as do the methods to get rid of the PMI once you have 20 percent equity in your home. Government loan programs, such as FHA or VA loans, are backed by the government rather than PMI. There is no monthly mortgage insurance on VA loans, however you will have monthly mortgage insurance on a new FHA loan.
Catholic Charities also runs a number of free foreclosure counseling programs. They have locations across the nation, and case managers at many centers specialize in dealing with housing issues, including mortgage delinquency and providing more general homebuyer assistance. The services also deal with overall credit counseling and repair. All services are free to qualified families, and locations are approved and certified by HUD. NOTE: These programs are only available to homeowners whose mortgage servicing company agrees to the terms and conditions governing the use of these funds. If your servicer is not currently participating in Keep Your Home California, you may want to call them and encourage them to do so. A homeowner cannot receive assistance if their servicer has not signed an agreement with CalHFA MAC. See a list of participating servicers and which programs they are currently offering.

No. The purpose of the Keep Your Home California Program is to keep struggling homeowners in their home and prevent avoidable foreclosures. This program is not available for second homes or investment properties, which includes using the home as a rental property. If you lease or rent your home after you receive Keep Your Home California assistance you will be ineligible to receive further assistance and may be responsible to repay the benefit proceeds if you sell your home in the future. If during the active benefit period of any Keep Your Home California program it is determined that your home is vacant, non-owner occupied, and/or rented, Keep Your Home California reserves the right to terminate benefit assistance.
Union Plus Mortgage Assistance provides interest-free loans and grants to help make mortgage payments when you're disabled, unemployed, furloughed, locked out or on strike. If you qualify for the Mortgage Assistance loan benefit, you’ll also receive a one-time grant of $1,000 paid directly to you (Note: if you are applying due to a furlough the one-time grant is $300). The program has provided over $11.2 million in assistance to union members.
Wells Fargo Loan Modification Program - They offer two main plans for homeowners. They include ProjectLifeline, which delays the foreclosure process, and also the Fast-Trac solution for adjustable rate mortgages. These two programs from Wells Fargo have helped thousands of homeowners. Benefits have included more time to pay your loan, and more affordable interest rates. The programs vary in what they can offer. In some cases direct financial assistance may be provided to help you pay your mortgage for a short period of time. Payment plans or reduced monthly payments may be offered. However most of the government programs and non-profit organizations will help facilitate some form of loan modification to qualified homeowners. This will provide families time to get back on track by ideally lowering their monthly payment, reducing interest rates or waiving fees.
