A lot of borrowers choose to pick up the phone and call a handful of lenders to request interest rates. Those who do that may be surprised when the lender is asking questions before listing off rates. Again, interest rates vary and are dependent on many factors such as the loan program, your financial situation (including credit score), the cost of the home you’re looking to fund, etc. So, both the borrower and the lender should be interviewing one another to narrow down best options. Don't be alarmed if this happens to you! It's all part of the process of getting you into the best loan for your financial situation.

Simply put, every month you pay back a portion of the principal (the amount you’ve borrowed) plus the interest accrued for the month. Your lender will use an amortization formula to create a payment schedule that breaks down each payment into paying off principal and interest. The length or life of your loan also determines how much you’ll pay each month.

In addition to a down payment, you will also have to pay closing costs to finalize your loan. This can be a substantial amount of money, so it’s important to plan ahead and be aware of the amount you will likely have to bring to the table. Make sure you have budgeted and saved up enough for these fees in advance, so they don’t catch you by surprise.

Conforming loan. Fannie Mae and Freddie Mac are government-controlled corporations that purchase and sell mortgage-backed securities. Conforming loans meet their underwriting guidelines and fall within their maximum size limits. For a single-family home, the loan limit is currently $424,100 for homes in the contiguous states, the District of Columbia and Puerto Rico, or $636,150 for homes in Alaska, Guam, Hawaii and the U.S. Virgin Islands. However, in certain high-cost counties, loans limits can go as high as $954,225.

Before you close on your new house, your lender will require you to buy homeowners insurance. Shop around and compare insurance rates to find the best price. Look closely at what’s covered in the policies; going with a less-expensive policy usually means fewer protections and more out-of-pocket expenses if you file a claim. Also, flood damage isn’t covered by homeowners insurance, so if your new home is in a flood-prone area, you may need to buy separate flood insurance.
FHA loans. FHA loans are a program from the Department of Housing and Urban Development (HUD). They’re designed to help first-time homebuyers and people with low incomes or little savings afford a home. They typically offer lower down payments, lower closing costs and less-stringent financial requirements than conventional mortgages. The drawback of FHA loans is that they require an upfront mortgage insurance fee and monthly mortgage insurance payments for all buyers, regardless of your down payment. And, unlike conventional loans, the mortgage insurance cannot be canceled, even if you have more than 20 percent equity in your home.
Yes, if a homeowner becomes fully re-employed while they are receiving Unemployment Mortgage Assistance benefits they are required to contact Keep Your Home California in writing. Homeowners should send notice of re-employment to Keep Your Home California Funding Department at Funding@KYHCA.org. Services are provided by HUD-approved counseling agencies statewide.
Homeowners are encouraged to explore free HUD foreclosure prevention counseling, which could help you qualify for other programs. Homeowners should also contact their servicer to find out if they qualify for a loan modification or other foreclosure prevention options. Some of these may include transition to other foreclosure alternatives, such as deed-in-lieu of foreclosure or short sale.

It is important to understand the differences between a mortgage and a home equity loan before you decide which loan you should use. In the past both types of loans had the same tax benefit, however the 2018 tax law no longer allows homeowners to deduct interest paid on HELOCs or home equity loans unless the debt is obtained to build or substantially improve the homeowner's dwelling. Interest on up to $100,000 of debt which substantially improves the dwelling is tax deductible. First mortgages and mortgage refinance loans remain tax deductible up to a limit of $750,000.

“Get pre-approved early, and know your numbers. Make sure you understand the monthly payment that goes along with your price point. Your expectations and your reality need to sync up. Also, rely on your professionals like loan officers and real estate agents. Never feel like you’re bugging them with questions, they should want you to bug them with questions. You can find a lender on Zillow to learn how much you can borrow. And you can use Zillow’s affordability calculator to estimate what you can afford.  But you should go a step further and figure out what you can be comfortable with. Is travel a passion? Do you like spending a fair amount on dining out or other entertainment? The lender won’t factor biannual vacations or a craving for high-end restaurants into their calculations, so you have to. Fortunately, that’s easy enough with tools that help you calculate your monthly payment as well as estimate what you should be able to afford given your existing income and debts. Chances are, even after the sub-prime crisis, a lender will be willing to offer you a bigger mortgage than you think you can afford. Only you can know how much you are willing to set aside for a mortgage payment each month.
If you plan on staying put until the mortgage is paid off, a fixed-rate loan will give you stability. The interest rate is a little higher than an adjustable-rate mortgage (ARM). But it won’t go up like an ARM can. The only things that will change your house payment over time are property taxes and insurance rates, but those will change regardless of which type of loan you get.
Hybrid Adjustable Rate Mortgages (ARMs): Mortgages that have fixed payments for a few years, and then turn into adjustable loans. Some are called 2/28 or 3/27 hybrid ARMs: the first number refers to the years the loan has a fixed rate and the second number refers to the years the loan has an adjustable rate. Others are 5/1 or 3/1 hybrid ARMs: the first number refers to the years the loan has a fixed rate, and the second number refers to how often the rate changes. In a 3/1 hybrid ARM, for example, the interest rate is fixed for three years, then adjusts every year thereafter.
A deed in lieu of foreclosure is when a homeowner gives the lender back the convey and deeds the home back to the bank or lender that currently holds the mortgage. This has several advantages for both the lender and the borrower, including less of an impact to credit scores, and it releases the homeowner from the debt they owe. The Hardest Hit Fund was created to provide additional options to residents of those states that have the highest unemployment rates, most significant job losses, and that have been hit hardest by the nation’s housing crisis.
