You may not receive mortgage approval the first time around. Sometimes you're just shy of meeting program qualifications. It happens. But, it doesn't mean you should be written off as a customer. When the house, apartment, or the dwelling unit determined eligible for aid, weatherization services are provided to the household. Weatherization services provided may include installing wall, attic, floor, duct, or pipe insulation; cleaning air conditioners; installing low-flow shower heads; installing energy efficient, compact fluorescent light bulbs, improving clothes dryer operation; and replacing or repairing old refrigerator.
As the housing market shows more upward movement, the temptation to borrow more than you can afford becomes enticing. That’s why it’s important to really look at how much you can spend. Your mortgage payment should be comfortable even if it’s a stretch, not a weight that drags you down each month. The lender will look at your income, debt and savings, and is required by federal regulation to demonstrate your ability to repay a loan. So while that determines how much you can borrow, it isn’t necessarily what you can afford.
Some people don’t know the first thing about getting a mortgage loan. They hear reports of dropping interest rates and lower home prices and hastily decide to jump into home ownership. But the process of getting a home loan differs from getting a car loan or renting an apartment, and applicants who don’t recognize these key differences are often disappointed when a lender denies their mortgage loan application.
The lease/buy back: Homeowners are deceived into signing over the deed to their home to a scam artist who tells them they will be able to remain in the house as a renter and eventually buy it back. Usually, the terms of this scheme are so demanding that the buy-back becomes impossible, the homeowner gets evicted, and the “rescuer” walks off with most or all of the equity.

Many mortgage programs will require a 620 or higher credit score in order to qualify for a loan. Although, FHA loans are available to people with credit scores as low as 580. However, just because you have a 580 credit score doesn’t mean you will automatically qualify. Lenders look at a lot more than just your credit score. You should have a relatively clean credit history over the past 12 months, with no late payments or collections.

Fixed rates and adjustable rates are the most common types of mortgages. Over 90% of US mortgages are fixed rate loans. A second mortgage works the same as a first mortgage, allowing a borrower to take out a lump sum of money and then make monthly payments to pay it back. You can use the second mortgage to make repairs on your house, to consolidate your bills, or to help with the down payment on the first mortgage to avoid needing to pay PMI.

Many real estate agents want you to be pre-qualified for a loan before they will start to work with you. The mortgage pre-qualification process is fairly simple, usually just requiring some financial information such as your income and the amount of savings and investments you have. Once you are pre-qualified, you will have a better sense of how much you can borrow and the price range of the homes you can afford.
