As interest rates rise, so does your monthly payment, with each payment applied to interest and principal in the same manner as a fixed-rate mortgage, over a set number of years. Lenders often offer lower interest rates for the first few years of an ARM, but then rates change frequently after that – as often as once a year. The initial interest rate on an ARM is significantly lower than a fixed-rate mortgage.
Your debt to income, or DTI. Is the amount of monthly debt payments you have compared to your monthly income. Try not to stretch yourself too thin, if you have a high DTI you will be more likely to miss mortgage payments if an emergency comes up.

For decades, the only type of mortgage available was a fixed-interest loan repaid over 30 years. It offers the stability of regular -- and relatively low -- monthly payments. In the 1980s came adjustable rate mortgages (ARMs), loans with an even lower initial interest rate that adjusts or “resets” every year for the life of the mortgage. At the peak of the recent housing boom, when lenders were trying to squeeze even unqualified borrowers into a mortgage, they began offering “creative” ARMs with shorter reset periods, tantalizingly low “teaser” rates and no limits on rate increases.
Fixed rates and adjustable rates are the most common types of mortgages. Over 90% of US mortgages are fixed rate loans. A second mortgage works the same as a first mortgage, allowing a borrower to take out a lump sum of money and then make monthly payments to pay it back. You can use the second mortgage to make repairs on your house, to consolidate your bills, or to help with the down payment on the first mortgage to avoid needing to pay PMI.
Military Homeowners Assistance Program (HAP) provides assistance to military service members, recent veterans and their families who are facing housing issues. Banks and national lenders such as Chase and Bank of America are also offering solutions to the nation’s veterans and service members. The Federal Housing Authority gives mortgage assistance to anyone with a FHA loan. You can refinance your mortgage without going through a lot of difficult begging or bureaucratic red tape. They let you reduce your mortgage rates and skip a month's payment without a third-party appraisal. In order to qualify for this, you need to a) not have any late payments on your current loan, b) have a decent credit score and c) wait a minimum of six months between streamlining processes. Refinancing doesn't always reduce your rates - it just lowers them to the current rates. Always make sure you're getting a good deal before deciding to streamline or refinance.
This makes the 30-year fixed-rate home loan very different from an adjustable-rate mortgage (ARM). An adjustable loan, as its name suggests, has an interest rate that can change over time. But the 30-year fixed-rate mortgage remains true to its name, keeping the same interest rate (and the same monthly payment amount) through the entire repayment term.
I find it interesting that many people now a days fail to pay their mortgage. I wish we could balance out this world by pulling very strict regulations on corporations, have a representative democracy, and free schooling [even on college]. That way, any country maintaining life like this would reduce poverty by a huge margin and the wealth distribution would be fair. Life would be very peaceful in a place like this.
