Yes, Keep Your Home California will continue to pay Unemployment Mortgage Assistance benefits to a homeowner’s servicer even if the homeowner exhausts their California Employment Development Department benefits, and remain not fully employed, during the time of Unemployment Mortgage Assistance. Keep Your Home California will stop benefit payments if the homeowner becomes fully re-employed or if it determines that the home is listed for sale, the homeowner is renting or no longer occupying the property, or the homeowner is actively negotiating a Short Sale or Deed in Lieu of foreclosure with their Servicer.
NOTE: These programs are only available to homeowners whose mortgage servicing company agrees to the terms and conditions governing the use of these funds. If your servicer is not currently participating in Keep Your Home California, you may want to call them and encourage them to do so. When the fixed rate period ends, you’ll usually be automatically transferred onto your lender’s standard variable rate, which will typically be higher than any special deal you’ve been on. At this point you’ll see your interest payments increase. However, you will be free to remortgage to a new mortgage deal, which may help keep your payments down.
*If a homeowner obtains a loan modification that changes the mortgage payment amount being made through the Unemployment Mortgage Assistance Program, the Servicer is responsible for notifying Keep Your Home California of the change, so the amount of benefit assistance can be modified accordingly. As long as the homeowner was still qualified under program guidelines, Keep Your Home California would then process the payment change at the earliest possible funding date.
CalHFA MAC provides homeowners with “satisfied” copies of their Promissory Note and Deed of Trust within 30 days of their Promissory Note’s scheduled maturity date. CalHFA MAC also submits paperwork to the county where the Deed of Trust was recorded with instructions to release the Deed of Trust. This document is called a Reconveyance and it will be sent to the homeowner as soon as the county completes the release of lien process.

If you remain in your home for 10 years, the loan will be forgiven, and you do not have to pay it back. After you have lived in your home for five years, the loan is reduced by 20 percent a year for years six through 10 until you owe nothing. You repay the total amount only if you sell or refinance the home in the first five years, and only if the sale proceeds are sufficient to repay it. Please note that if you refinance your property for better loan terms, we will subordinate our second mortgage; however, if you refinance to consolidate debt or take out cash, the second mortgage loan must be repaid.
FHA loans. FHA loans are a program from the Department of Housing and Urban Development (HUD). They’re designed to help first-time homebuyers and people with low incomes or little savings afford a home. They typically offer lower down payments, lower closing costs and less-stringent financial requirements than conventional mortgages. The drawback of FHA loans is that they require an upfront mortgage insurance fee and monthly mortgage insurance payments for all buyers, regardless of your down payment. And, unlike conventional loans, the mortgage insurance cannot be canceled, even if you have more than 20 percent equity in your home.
